DESCRIPTION: Trader Joe’s first location on the busy 28th street corridor demanded a tight installation schedule with budget constraints all while maintaining the highest of quality in craftsmanship, membrane mill thickness and R=value. Modern Roofing Inc. utilized a .060mil thick thermoplastic single ply membrane incorporating 2 layers of rigid board insulation exceeding local building code. At the end of the project Modern Roofing Inc. provided a 15-year labor and material warranty from a leading manufacturer of thermoplastics and a successful project for the customer.

DESCRIPTION: Downtown Authority chose Modern Roofing Inc. to install .090mil white EPDM (rubber) with an elaborate vegetation design on this premier indoor market setting at The Downtown Market. The Downtown Market is an anchor for further neighbor revitalization and a focal point for a new and exciting urban food experience. Tasked with budget and scheduling constraints in all facets of roofing from membrane and decorative metal trim to vegetation and stone patio installation, Modern Roofing Inc. provided a seamless edge to edge waterproofing assembly. Modern Roofing Inc.’s work scope includes waterproofing at all horizontal surfaces including outdoor elevated patio, installation of all decorative aluminum trim including trellis covers and copper gutter and installation of ‘wave’ vegetation roof. We are proud to be a part of this landmark project.

DESCRIPTION: Art Van Sports Complex was an intricate collaboration of both steep sloped, premium flat roofing and premium sheet metal trims all bundled together under Modern Roofing Inc.’s unique all-encompassing warranty ability. The steep slope portion is a premium dimensional shingle with 100% self-adhered bitumen underlayment and a 50 year lifetime 5 star warranty. The flat roof is a premium thickness white EPDM (rubber) membrane with a 30-year total system warranty covering all membrane, membrane accessories and insulation. The sheet metal component is a serpentine wall coping cap designed with multiple angles changes requiring custom fabrication of .050 aluminum in a custom color.

Rockford High School - In Progress

DESCRIPTION: Rockford Public High School project is a re-roof of the majority of the school along with several new multi-purpose rooms and a gymnasium addition. Originally scheduled to be phased over two consecutive summers, Modern Roofing Inc. increased man-power to complete failing areas in one summer and provide a weather tight roof assembly. Roof scope of this 230,000 square foot project ranged from ballast rock removal and new insulation with black EPDM to installation of white EPDM on barreled existing and new roof sections. All roofs are warranted for 20-years with 72mph wind speed inclusion. All new metal edge trim is shop fabricated in Modern Roofing Inc.’s state of the art sheet metal fabrication shop to exact field specifications and certified ES-1.
